Dan has been in the industry has been invaded in oversight for general contracting firms including new home construction, major addition and renovations, kitchen and bath, and exterior restoration and refinish.

AS THE MAIN POINT OF CONTRACT FOR THE OWNERS FROM START TO FINISH, TONY ORCHESTRATES LOGISTICS, SCHEDULING, TRADES, AND ACTS AS THE INTERPRETER FOR CONSTRUCTION.

Tony has worked on hundreds of projects from initial consultation to completion.  Playing a major role in owner communications and trade coordination

Roles: Project Management, Sales, Owner Engagement, Subcontract coord.

Concern: Entire House PM. Solution: hire PM on complex projects

Concern: trade expertise. Solution: MK to assist

MICHAEL KINDZIERSKI

DESIGN PARTNER

Director of Design

WITH DEGREES IN ARCHITECTURE AND ENGINEERING ALONG WITH AN EXTENSIVE CONSTRUCTION BACKGROUND, MICHAEL ROLE WILL CONTINUE THROUGH THE COMPLETION OF THE PROJECT.

Michael grew up in the construction industry and has over 3 decades of experience encompassing all phases of the design build process.

Roles: Architecture, Design, Engineering, Permitting, Marketing / Sales

Concern: bandwidth. Solution: sub local drafting

Concern: being able to recommend company as 3rd party. Solution: Listed at Design partner

 

Project Case Study #1 - Teardown / Reno in San Diego

Clients: Own the land and current house

Design: owners are working with a local architect for a 4,000sf (including ADU) complete reno (demo all except 1 wall to maintain renovation expedited permit process.

General Contractor: Owners received an estimate from ECO Home Builders of $2.5m - $3m ($750/sf)

Potential Construction Costs Analysis:

4,000sf x $600/sf = $2.4m

20% overhead and profit (O&P) included in the $2.4m = $480,000

Potential Allocation of $480k O&P - Divide by 4 (25% to each of 3 partners plus 25% to overhead)

25% to each of 3 partners plus 25% to overhead

$120,000 for each of 3 partners + $120,000 for overhead (insurance, licensing, website, project manager, accounting, etc)
